Rethink Your Retirement Show

Host: Kanwaljit (Sunny) Kochar, Senior Wealth Strategist

Unlocking the Real Estate Machine: Engineering Passive Income for a 40-Year Retirement

“Wealth isn’t found; it’s engineered. Stop leaving your financial freedom to chance.”

Are you an “Accumulator” or a Wealth Strategist?

In this high-authority episode, Senior Wealth Strategist Kanwaljit (Sunny) Kochar is joined by real estate expert Andrea Bailey to dismantle the conventional myths of homeownership.

What You Will Learn
  • The Dead Equity Trap: Why a paid-off home is often a mathematical disaster for high-income earners.
  • Velocity vs. Stagnation: How to move equity into motion to fund a lifestyle that lasts 100 years.
  • The Dime Method: Strategic asset protection for the C-Suite and PhD professional.
  • The Market Gap: Why the current spread between single-family homes and condos is a prime opportunity for “Wealth Engineering.”
Featured Guest: Andrea Bailey
Andrea is a licensed real estate professional in the Kitchener-Waterloo area, specializing in high-velocity investment strategies for retirees and corporate professionals.
Take Control of Your Wealth Creation Machine

Don’t let unnecessary “Money Leakages” and inefficiencies dictate your legacy. If you are a Business Owner or Executive within 10 years of your transition, it is time to audit your system.

Shuffle Time #3 — February 21, 2026

Bit of a scuffed show. Kept hitting the wrong button to unmute the mic for some reason. Ah well. One of these days I’ll do a show where everything goes smoothly.

I’ve rallying cries, beautifully restrained singing, spooky dance music, deep cuts and classics. Aside from the music, I chat a little bit about the KW Symphony and recent movie releases.

Image is from Nirvanna the Band the Show the Movie, in theatres now. One song from here features in there (I won’t say which). Highly highly recommend seeing the movie while it’s still in theatres. A superficially Canadian movie I’ve ever seen, but it’s also a deeply and earnestly Canadian movie in how it’s filmed and funded. It plays fast and loose with copyright law and features footage that seems frankly impossible to have filmed. If you’ve never seen the show… Well, neither have I. See the movie anyway—it’s great.

HYOS: Greenroom Radio with Ayola

Postponed! Greenroom Radio with Ayola will air at a later date, TBA.

show logoHYOS: Greenroom Radio with Ayola is a listening-focused music program centered on live, acoustic performances and carefully selected recordings. The show highlights original songs performed on guitar, with space for storytelling, reflection, and the creative process behind the music.

Each episode creates an intimate atmosphere, similar to a live session or rehearsal room, where songs are presented stripped back and with intention. While rooted in Afrosoul and contemporary acoustic songwriting, the program remains open to a wide range of influences that value musicianship, presence, and emotional clarity.

Greenroom Radio prioritizes deep listening over background sound, offering audiences a calm, engaging alternative to fast-paced playlists. The show occasionally features other emerging artists and recorded live sessions, creating a space for connection between performers, listeners, and the local music community.”.

HYOS: Greenroom Radio with Ayola is a Host Your Own Show special presentation hosted by Ayola and airs on CKMS-FM on Friday 20 February 2026 from 5:00pm to 5:30pm.
